Contracts Manager
About you
If you are an experienced Contracts Manager with a background in fit out and refurbishment, this could be a really good opportunity to take ownership of education projects across the North West or West Midlands.
You will be joining an established principal contractor where you can manage your own projects from the initial tender through to completion, with responsibility for the commercial performance, programme, quality and health and safety.
The role offers a salary of £60,000 to £65,000, plus a car allowance and annual bonus.
You can be based in either the West Midlands or the North West, giving you some flexibility over where you work from.
Your experience
You will ideally have experience as a Contracts Manager within a principal contracting environment, delivering refurbishment and fit out projects.
Experience working in education is particularly important, especially if you have delivered projects in live school, college or university environments where work needs to be carefully planned around term dates and holiday periods.
You will also need:
Strong estimating and tendering experience, with the ability to price your own projects.
Good commercial knowledge, including budgets, CVRs, variations, valuations and final accounts.
A sound understanding of JCT contracts and CDM regulations.
Experience managing Site Managers, subcontractors and supply chains.
SMSTS and a full UK driving licence.
A CSCS Black Card and First Aid at Work qualification are also required. An enhanced DBS check is needed, or you must be willing to obtain one.
What you will be doing with your experience
You will take full responsibility for your own education projects, from the initial tender and estimating stage through to procurement, delivery and final handover.
You will be pricing projects ranging from smaller refurbishment works through to schemes worth £2 million, making sure each tender is commercially sound and properly planned.
Once a project is secured, you will manage the procurement of subcontractors and materials, prepare programmes, coordinate Site Managers and ensure everything is in place before work starts.
A big part of the role will involve delivering refurbishment and fit out projects in live education environments. You will need to plan around school holidays, manage phased works during term time and make sure projects are completed on schedule so schools can reopen as planned.
You will also be responsible for project budgets, forecasting, variations, valuations and final accounts, alongside maintaining high standards of quality, health and safety and safeguarding.
Building relationships with schools, academy trusts, local authorities and consultants will be important too, as you help retain existing clients and develop new opportunities.

The package includes a salary of £60,000 to £65,000, a car allowance, an annual performance related bonus, 25 days' holiday plus an additional day for your birthday, private medical insurance and an electric car scheme.
